ATTRACTION - The SCVEA Assisted Deluxe Media Services in a 175,897 square foot Lease in the Valencia Commerce Center byÊhelping with site selection and coming up with aÊcomplete expansion analysis. Deluxe Media relocated to the Santa Clarita Valley from its Glendale and Los Angeles facilities.

RETENTION - The SCVEA assisted Ultra Violet Devices, Incorporated in the evaluation and relocation to a new 44,702 square foot facility in the City of Santa Clarita.


Expansion: SCVEA Plays Key Role in Company's Growth

Del West, a leading manufacturer of titanium valves for the race car industry, was considering expansion opportunities either within Valencia Gateway or their facility in Europe. The expansion is for an improved manufacturing process which could greatly expand within the next few years. A key component of their consideration was to determine suitability for their new manufacturing process within Los Angeles County zoning guidelines.


Del West Engineering
Members of the SCVEA were successful in creating the proper channels of communication with the County in order to confirm and obtain approval for their new process. As a result, Del West has concluded a purchase of a 12,700 square foot building within Commerce Pointe in Valencia Gateway. "We are quite pleased to be expanding within Valencia Gateway," said Sommer.

"The quick response from the SCVEA was an important part of the decision to expand in the area." The new facility will be used for testing and future expansion could eventually result in a larger facility and even greater future employment within the area.







Hydro Systems
ATTRACTION - Hydro Systems, a leading manufacturer of high quality bathwear and accessories, recently relocated its Simi Valley plant to Valencia due to the supply of state-of-the-art facilities, freeway proximity, and the excellent workforce in Valencia.

Completing the move required overcoming some complex licensing issues with the Air Quality Management District (AQMD). The ability to properly and quickly expedite the license transfers was instrumental in the success of Hydro Systems' relocation to Valencia. SCVEA team member, the LAEDC, was able to successfully expedite the process by working closely with the project developer, Hewson Company, the AQMD and Los Angeles County.

Hydro Systems, represented by Gordon Mace of Beitler Commercial Real Estate, purchased an 84,320 square foot building in Hewson Commerce Center (29132 Avenue Paine). The seller of the building, Connecticut General Life Insurance, was represented by Craig Peters and Doug Sonderegger of CB Richard Ellis. "We chose this building because of its exceptional quality, Valencia's tremendous labor pool, and the great cooperation we received from the seller," said Mace. "The building's centralized location and easy freeway access are perfect for Hydro's distribution needs."

RETENTION/EXPANSION - The SCVEA recently assisted American Honda in the purchase of a 123,450 square foot building located at 25145 Anza Drive, Valencia. Mike Haviland, Director of Economic Development for the City of Santa Clarita and member of the SCVEA, played a key role in American Honda's expansion to a larger facility. Working on a tight schedule, Haviland and American Honda were able to streamline several permitting issues. By working closely with the SCVEA, the City of Santa Clarita and CB Richard Ellis, American Honda was able to meet their expansion needs. "We are quire pleased," stated Tony Piazza, Assistant Vice President, American Honda, "with the assistance we received in making this move and we are pleased to continue our growth in the Santa Clarita Valley."

EXPANSION - PDI, a national health care distribution company, recently purchased a 67,741 square foot building located in the Valencia Commerce Center (29003 Avenue Sherman). During the relocation process from the Valencia Industrial Center, SCVEA's Henry Leyva of the LAEDC helped expedite permitting for PDI's high pile racking systems. Without approval of the racking system, PDI would not have been able to make use of its wire-guided fork lift system and critically spaced aisle sizes. "Our new facility in the Valencia Commerce Center offers the ideal situation for expanding our operations and better serving our customer base," said Tim Rooney, COO of PDI.

RETENTION - Businesses which have relocated or expanded in the Santa Clarita Valley have consistently cited the community as an area of growth and economic opportunity. The SCVEA, with the help of CB Richard Ellis, Newhall Land, the LAEDC, the City of Santa Clarita and others, has been successful in attracting and retaining many of the area's largest companies. The growth and increasing prosperity of the Santa Clarita Valley have led to a more talented labor pool and abundant work-force.
